AbodeAware 25 Point Inspection 

 

Exterior Check of Your Home Includes:

 

  • Lawn/ landscaping/ other scheduled maintenace to verify services performed
  • All windows and doors for leaks/ cracks or signs of forced entry
  • A/C, pool equipment, water softeners, etc. for tampering or damage
  • Visual inspection from ground level of roof and gutters for obstructions or damage
  • Patio door(s) and screens for damage or signs of forced or attempted entry
  • Visual rodent or insect related damage to home, patio, or yard

 

Upon Entry We Record:

 

  • Thermostat settings and readings
  • Humidity level using a portable humidity & temperature meter

 

Interior Check of Your Home Includes:

 

  • All windows and doors for leaks/ cracks or signs of forced or attempted entry
  • Run water in kitchen sink to check for leaks under sink
  • Run garbage disposal to prevent motor from ceasing
  • Refrigerator(s) and freezer(s) temperatures
  • Run short cycle dishwasher monthly
  • Check & reset appliance clocks (signs of power loss)
  • Garage for pests, insects, rodents, or signs of entry
  • Electrical panel for any tripped circuit breakers or irregularities
  • Water heater for leaks or corrosion
  • Run water in master bath and inspect under sinks for leaks
  • Run water in master shower/ tub
  • Flush master toilet to inspect function and leaks
  • Run water in guest bath(s) sinks/tubs/showers
  • Flush guest bath(s) toilets
  • Ceilings, coves, light fixtures, etc. for signs of water leaks or damage
  • Pests, insects, etc. throughout home
  • Laundry room check

Additional services and rates:

 

Off schedule or emergency service pricing:

(1 hour minimum billing, time starts from our location and ends upon our return)

  • $50 per hour - between 7am-7pm
  • $75 per hour -between 7pm-7am
We also offer these rates for many concierge services including but not limited to - supervision of any furniture or special deliveries, pest control services, contractors, or other home maintenance services. We are happy to discuss you personal needs.

 

Online Software Portal, Real-Time Inspection Reports:

 

Our integrated software provides "real time" inspection reports BEFORE leaving your home. Each client receives an email notice when the inspection has been performed and they can quickly login to their password protected user interface to view the details of that day's inspection.

 

The online reporting system allows you to:

  • Login to your individual password protected administration area
  • Update your account information (address, phone, email, etc)
  • Change your username and/or password
  • Review current and archived reports (unlimited reporting archiving)
  • Review the credits, debits and balance on your account payments
  • Check your future scheduled inspection dates
  • Make notes on your own account to communicate days the home is occupied, etc.
  • Download copies of our insurance and bonding certificates
